New Jersey sets a new record with 6 ZIP codes ranked among the most expensive in the US

Now, in New Jersey, a record six of its ZIP codes rank among the most expensive in America, according to PropertyShark.

The real estate data firm conducted a study of the US real estate market to determine the 100 most expensive zip codes in 2024. To provide the most accurate picture, they examined closed home sales year-over-year days rather than listing prices, which often reflect sellers’ expectations rather than actual market conditions.

For years, the Garden State has slowly climbed the ladder in the high-end housing market — but 2024 will set a new benchmark. This marks the first time New Jersey has ever had so many ZIP codes on the list.

Between 2016 and 2019, only two New Jersey locales routinely cracked the list of the nation’s most expensive ZIP codes. In 2020, this number dropped to one and barely reached no. 100.

But things escalated rapidly.

Leading the charge these days is Alpine, an affluent Bergen County enclave where privacy is king for A-listers like Eddie Murphy and Tracy Morgan. Ranked 24th in the nation, Alpine’s median home price rose to $3.32 million this year, up from $2.9 million in 2023.

The price increase is due in part to a $16.7 million sale in July — New Jersey’s highest home sale of 2024.

Meanwhile, Monmouth County’s Deal on the Jersey Shore took a massive leap, skyrocketing from 70th last year to 32nd in 2024, thanks to an increase in median sales price from $2.1 million to 2.95 million dollars.

Avalon, another popular Jersey Shore location, moved up to No. 41, with the median price reaching $2.75 million, up from $2.29 million in 2023.

Mantoloking, another coastal city, landed at No. 59 with homes costing an average of $2.36 million.

Stone Harbor, also down the Coast, was ranked 70th, with prices reaching $2.2 million – while Short Hills, a suburb known for its many properties, fell slightly to 93rd , but still posted an average price of $1.95 million.

On the national front, Atherton, California, continues its reign as the most expensive ZIP code for the eighth year in a row, with an average price of $7.9 million.

Meanwhile, two luxury Hamptons enclaves — Sagaponack and Water Mill — took second and third place.

The data is based on residential real estate deals closed between January and September 2024, covering apartments, co-ops and one- and two-family homes in ZIP codes with at least five sales.
